Tony’s Painting CA Inc. delivers commercial painting projects across San Diego County, from single-tenant office repaints to multi-building HOA exteriors and industrial coatings. Each project is governed by the written proposal, signed contract, approved change orders where applicable, and applicable written limited workmanship warranty terms.
What changes on commercial work is the operational complexity — occupancy, phasing, after-hours scheduling, COI requirements, project specifications. We’ve been doing it long enough to know how to bid it cleanly.
Offices and corporate spaces
Single-tenant office interior repaints, multi-tenant office building common areas, conference rooms, and executive suites. We work around occupied workspace with phasing and after-hours scheduling when the job requires it.
Retail and shopping centers
Retail interiors, exterior facade repaints for shopping centers, and anti-graffiti coatings (where included in scope) on high-traffic walls. Retail work typically runs after-hours or overnight; the schedule is documented in the written proposal.
Restaurants
Restaurant interior repaints, exterior facade work, kitchen-adjacent coatings that need to handle grease and steam, after-hours scheduling so the restaurant doesn’t lose service days. We use low-VOC paint to minimize odor during operation when the project requires it.
HOA and condo communities
Full HOA exterior repaints, common-area painting, clubhouse interiors, gates, fences, mail stations. We bid per-building so the board sees what each piece costs and can phase the project across budget cycles if needed. We work to HOA-approved color schemes and provide paint product documentation for board sign-off.
Apartment communities and multi-unit
Apartment exteriors, common areas, unit turnovers, leasing offices, gym and pool buildings. Phased scheduling so residents aren’t displaced. We coordinate with property management directly on tenant communication when needed.
Medical and dental offices
Medical office interiors, dental practices, and clinical spaces. After-hours scheduling so patient operations aren’t disrupted. Low-VOC paint products to minimize odor for staff and patients on the next morning.
Schools and educational facilities
School interior repaints during summer breaks and holidays, exterior repaints, classroom turnovers, gym and auditorium work. We work to district specifications and provide paint product documentation for procurement.
Churches and religious facilities
Sanctuary repaints, exterior repaints on historic buildings, fellowship halls, classrooms. We respect the liturgical schedule — work around services and major holidays. Tony received a Distinguished Service Award from Good Shepherd Evangelical Lutheran Church in 2018 for restoration painting work on the church.
Warehouses and industrial
Light commercial and warehouse interior repaints (high ceilings, simple finishes) and dock door painting. Specialty coatings outside the standard C-33 painting scope are reviewed separately based on project requirements and applicable licensing.

Yes. For retail, medical, restaurants, and any business that needs to maintain daytime operations, after-hours and weekend scheduling is available. After-hours, weekend, or phased work is priced separately based on access, crew size, duration, site restrictions, tenant/occupant coordination, noise limitations, security requirements, and scheduling requirements.
